Meet The Principals

Principal

Domingo Sanchez

Domingo Sanchez is a seasoned entrepreneur and business leader with a remarkable track record in the real estate development and management industries. As the founder of Titan Land Company, Artemis Lifestyles, and Birdsong Housing Partners, Domingo has consistently demonstrated his ability to build profitable ventures, having achieved multiple successful exits throughout his career. Beyond his entrepreneurial endeavors, Domingo has been a dedicated servant to his community, serving on numerous nonprofit boards. His leadership roles have included Chairman of Orlando International Airport, Chairman of the Judicial Nominating Committee, Vice Chair of the Toho Water Authority, a member of the Military Academy Selection Committee and board member of The Osceola Arts Center in Osceola county. He has also contributed to the healthcare sector as a board member of the Osceola Regional Medical Center and McCormick Research Institute. Currently, Domingo serves as a board director at First Colony Bank, where he continues to lend his expertise in governance, finance, and strategic development. His broad experience and commitment to both business and community service have made him a respected figure in the industry and a valuable asset to every organization he is a part of.

Principal

Deion Lowery

Deion Lowery has served as Principal, General Partner, Developer, and General Contractor for a broad spectrum of multi-family housing communities including Luxury, Student, Low Income, and Elderly Housing. Deion has served as Developer for multiple LIHTC, SAIL, HUD221 (d4), Freddie Mac, and conventional projects totaling over $100 million, including both new construction and extensive rehab projects serving as the developer and/or general contractor. Deion’s business acumen and wide- ranging experience with complex real estate transactions supplement the passion of his business partners and public sector expertise of the professional staff.

Robert Godwin

Rob Godwin is a co-founder of First Colony Bank, a Florida chartered bank in the Central Florida Market, and is its Chairman of the Board. After earning his degree in finance from the University of Florida, Rob moved to Washington DC and served on the staff of U.S. Senator Connie Mack. He returned to FL and became President of Colony Construction Company, a business focused on first time homebuyers. After growing Colony Construction into a profitable business, he sold the company to Standard Pacific Homes in May of 2002. He remained on as President of the Orlando Division of Standard Pacific until 2009.

Edward E. Haddock, Jr. 

Ed Haddock is a successful attorney, entrepreneur, and real estate developer. Ed joined Richard Swann after law school and together they built the law firm of Swann and Haddock, P.A., into one of Florida’s preeminent law firms. During that time Ed was a founding principal of financial institutions, insurance underwriting companies, and real estate developments. Since then, Ed has been involved in the founding, development, and ongoing supervision of numerous other companies in the technology, real estate, financial, and retail markets, including Full Sail University, one of the largest and most innovative entertainment, media, and arts universities in the world.

President of Construction

David Maksimovich

David Maksimovich is a Florida Certified General Contractor with a wide variety of construction and construction purchasing experience over the past 20+ years, David oversees all aspects of construction from initial budget projections, through bids, contracts, and construction activities, to substantial completion, with follow-up services for any repairs and replacements throughout the duration of the compliance period. He manages a staff of construction experts for each active project, including construction coordinators, estimators, project managers, and superintendents. Since joining Birdsong, David has built 6 affordable housing communities with an overall construction contract sum of $80,037,006. Currently, David is directing construction on 4 developments with an overall construction contract sum of $175,366,250 and is managing pre-construction activities for 2 developments with an overall construction contract sum of $46,405,165. 

Senior Vice President of Development

Melanie Greenwood

Melanie coordinates application, development, underwriting, and closing activities for Birdsong. She works closely with architects, engineers, lenders, equity providers, credit underwriters, and other subject matter expert consultant team members to bring developments through the process from concept to completion. Melanie has worked exclusively in affordable housing development for over a decade, bringing 45 developments from application to operation with a combined 3,095 units and over $700M in total development costs. Prior to joining Birdsong, Melanie served as the Development Coordinator for a Missouri-based low-income housing developer and tax credit syndicator. During that time, Melanie worked with acquisitions, predevelopment, application, underwriting, closing, pre-construction and construction, and asset management teams to manage the development process for Texas, Georgia, and Florida affordable housing programs from initial site selection to receipt of IRS 8609s.

Chief Financial Officer

Ryan Gilliland

Ryan is a seasoned financial executive that oversees the Finance and Accounting areas for Birdsong.  As the CFO he manages the preparation and analysis of financial reports and budgets, oversees financial aspects for all property purchases and construction projects, and ensures the maintenance of financial policies and procedures to maintain compliance with government regulations and best practices. Ryan excels in financial reporting, budgeting, and analysis, leveraging his expertise to drive value and profitability. Before joining Birdsong, Ryan was the Corporate Controller at Foundry Commercial, where he utilized his strong leadership, communication skills, and forward-thinking approach, he has successfully navigated the company's explosive growth facilitating the underwriting and financial integration of multiple acquisitions. Ryan actively contributes to his community as the Vice Chairman of the Children’s Home Society of Central Florida.

Asset Manager

Emily Lowery

 Emily Lowery serves as Asset Manager at Birdsong Housing Partners, where she oversees the financial and operational performance of the company’s affordable housing portfolio. She works closely with property management, development, and finance teams to ensure each asset meets its long-term performance goals.

Emily holds a degree in Real Estate from the University of Central Florida and is a licensed Real Estate Sales Agent. She brings a strong background in LIHTC asset management, with a focus on compliance, reporting, and delivering long-term value across income-restricted communities.

Assistant Controller

Moli Win

Moli Win is a seasoned financial professional with a strong background in accounting and finance. Currently serving as an Assistant Controller, Moli manages daily accounting operations, ensures accurate financial reporting, oversees internal controls and payroll, coordinates audits, and supports budgets and compliance efforts. Her career trajectory showcases a steady progression. She was promoted from Senior Accountant to Accounting Manager and then to Assistant Controller in just a few years within Birdsong Housing. Moli holds a M.S. in Finance from Webster University and B.A. in Accounting and Finance from Marshall University. Her educational background, coupled with her extensive industry experience, equips her with the skills and knowledge to excel in her role.

Director of Land Acquisitions 

Adriannis Suarez

Adriannis Suarez is a seasoned land acquisition and development professional with a strong background in civil engineering. Currently serving as Director of Land Acquisition at Birdsong Housing Partners in Maitland, Florida, she brings over eight years of industry experience to the role. Prior to joining Birdsong Housing Partners, she held key positions at KPM Franklin and Jarmel Kizel Architects and Engineers, where she honed her skills in project management, land planning, and site engineering. Her in-depth knowledge of sustainable stormwater management, sediment and erosion control, and technical report development is complemented by her hands-on experience as a field technician at Carlin Simpson geotechnical engineering. She holds a Bachelor's Degree in Civil Engineering from the New Jersey Institute of Technology and is a licensed Professional Engineer in the state of Florida. Her strong technical foundation combined with her extensive industry experience make her a valuable asset in the land acquisition process.

Prior to joining Birdsong, Steve served from 2005 to 2017 as Executive Director of Florida Housing Finance Corporation, the state’s housing finance agency. He was Florida Housing’s second longest serving Executive Director, serving through three gubernatorial administrations. Before becoming Executive Director, he held the positions of Director of Multifamily Programs, Operations Director, Senior Housing Policy Analyst, and Contracts Administrator. Recognized as a national leader in affordable housing policy, his peers elected him to the Board of Directors of the National Council of State Housing Agencies (NCSHA) in 2007. In 2010 he became a member of the Board’s Executive Committee. In 2007 he was appointed to the Affordable Housing Advisory Council of the Federal Home Loan Bank of Atlanta, where he served as Vice Chair, and subsequently as Chair. He also served as Chair and Vice Chair of Florida’s State Council on Homelessness. In 2006, Governor Jeb Bush appointed Mr. Auger to serve on the Property Tax Reform Committee. The committee recommended improvements to the system of property taxation in Florida. Two years later, Governor Charlie Crist appointed Mr. Auger to the H.O.P.E. (Home Ownership Promotes the Economy) Task Force. Members of the Task Force worked together to create a plan of action to address escalating foreclosure rates and identify ways to preserve homeownership for Floridians. Steve earned a bachelor’s degree from Rollins College and master’s degree in social work (MSW) from Florida State University and is a licensed clinical social worker.
